New Rules Around Advertising Rental Properties

The Renters’ Rights Act has also changed how rental properties can be advertised.

When marketing a property, landlords and letting agents must advertise an asking rent. They cannot encourage prospective tenants to bid above the advertised amount and cannot accept an offer above the advertised rent.

Privately rented properties that require an EPC must generally have an EPC rating of E or above, unless a valid exemption applies.

Landlords or their appointed agents must also complete the appropriate Right to Rent checks on adult occupiers before the start of applicable residential tenancies in England.
